Deciding to extend your home is an exciting undertaking, allowing you to transform your space to meet your chosen style and practical requirements.
For homeowners looking to entertain guests, relax and enjoy time with the family, or take full advantage of their outdoor views, quality kitchen extensions remain highly sought after. Opting for a luxury kitchen extension on your semi-detached home should be an investment, and a chance to create a bespoke living area that maximises space and acts as a stunning focal point for your home.
Structural work to your kitchen can initially seem daunting, especially if you have a young family. You will, undoubtedly, wish to avoid disruption at all costs.
The Plus Rooms team, with their years of experience, can guarantee a swift design and build process free of hassle, chaos and upheaval. For instance, we’ll even set up temporary kitchen facilities. This allows families to continue having a space to cook, dine and entertain while they await the unveiling of their new and improved kitchen.
Semi-detached kitchen extension ideas
We kickstart every design and build project by offering clients a one-on-one consultation with one of our team of experts. This will allow you to talk through your desired budget, timescales and practical requirements.
It’s our job to understand your vision, and this may include discussing previous projects that match your choice of style. Here are some fantastic examples of what we can achieve when building a premium semi-detached extension.
Make space for all the family
This Bromley home had an abundance of original character, exemplified in the distinct herringbone floor and exposed brickwork. Our wraparound extension added a modern touch with contemporary skylights and streamlined sliding doors, whilst also maximising space to help a multi-purpose family room where everyone can relax and enjoy themselves.

All the light you could ask for
Over the years, we’ve learned just how much lighting can do to transform a room. A standout example of this is this wraparound extension in Merton. Our large bifold doors, overhead glazing and subtle colour palette make for a fresh and relaxing space. Best of all, we created a new kitchen access and utility room to create a brand new entertaining area.

Bring the outdoors in
Our brief was to design something ‘warm and sunny’ for this Ealing home. While we did include a feature wall painted in a lovely golden hue, our brief is no better seen than in the vast bi-fold doors, which open up the extension to a panoramic outdoor view. The homeowners love entertaining in the garden and our extension makes it a breeze.

Flow between dining and entertaining
When designing this rear extension in Lambeth, we wanted to create something sleek and modern whilst retaining a sense of warmth. We decided to contrast the frameless skylights and sectioned ceiling with the rich, textured herringbone floor. The highlight of this extension is the contemporary garden doors, which are fully glazed and designed in a Crittall style.

Planning permission and permitted development for semi-detached extensions
Transforming a kitchen requires a variety of experts, from designers and architects to builders and project managers. There is a lot to decide, and you’re not alone in wanting to bring your extension to life quickly, effectively and within your budget. This is before you even begin to consider planning permission and permitted development.
You can carry out certain types of work to your home without needing to apply for Planning Permission. Instead, you can be granted ‘permitted development rights’. In the United Kingdom, all houses (excluding flats) have permitted development rights. The only exceptions are areas known as ‘designated areas’, such as conservation areas, national parks, and heritage sites. Homeowners who live in any of these areas are likely to need to apply for planning permission.
There are also several conditions that an extension must adhere to for it to be classified as permitted development. Here are just a few examples, taken from our guide to planning permission for kitchen extensions:
- The extension must not take up over half of the land around the ‘original house’
- The width cannot exceed more than half the width of the original house, and the height must not extend beyond four metres.
- The extension must be built using materials that are similar in appearance to the existing house.
If you opt to have your extension built by the Plus Rooms team, our experienced project managers will handle every aspect of planning permission and permitted development, as part of our commitment to providing the highest possible standards of customer service.
